Renovation of a 31 Story Tower and a 14 Story Building into Housing.

The scope of this project encompasses the rehabilitation of an existing highrise office building in downtown Dallas to 224 residential dwelling units.

The 31-story office tower (not including 2 basements) was designed by Walter W. Ahlsch and built in 1942 to serve as the Mercantile Bank Headquarters. The building is approximately 398,000 sq. ft. and is now vacant. Elevating systems will be altered, updated and replaced. We will add new structural floor infill. Six new elevators that occupy these remaining shafts will be installed so as to service all 31-floors plus 2-levels of basement (parking and retail) per the Schematic Design Package. The sub-basement of the tower will be reserved for retail and the existing bank vaults are to remain.
